So, What IS a Broker's Market Analysis?
Some professionals call them comparative market analysis' but Owner/Broker John Stone personally does each one for his Vantage Realty Listings.
Basically, all sold data surrounding the home that is being priced is filtered to find the most similar home to the one being priced. Criteria is based on date sold, beds, baths, garage, age, pool?, renovations and all other pertinent facts available from the MLS, tax records and the previous listing agents.
All of this data is scrutinized and compared to similar competition(homes on the market) to find exactly the price point he feels will sell the home. The analysis will give the seller a very realistic value to their home that can not be gained from sources other than a professional who knows their market.
Some sites claim to do this for you, the most popular being www.Zillow.com. Although, this site shows you current sold data, often the configurations of any home with a current renovation is not accurate, thus skewing the home and sometimes the entire community's value.
